Overall Purpose of the Role:
At Strata, we build more than just houses; we build homes. As Project Manager, you will play an important part in making this happen, being responsible for building a home that delights our customers, making their dreams a reality.
Your focus will be to achieve build programmes and use your expertise in Health and Safety, Quality of Build, Service, and Commercial Awareness to do so. You will lead the site team to ensure that every aspect of our homes are built with quality in mind and finished in a timely manner, ensuring that our customers are delighted with their home. You will work closely with the Production Manager, ensuring that every last detail is taken care of to complete our homes with the utmost care and attention.
As Project Manager, you will work closely with more junior members of the team, using your knowledge and expertise to mentor, grow and develop them. You’ll join us on a journey to achieve our vision to become the market leading customer experience home builder underpinned by our sustainability and social purpose credentials.
Responsibilities of the Role:
- Oversee the day-to-day operations of the construction site.
- Ensure the build programme is followed and key milestones are achieved.
- Create and manage short-term programmes to plan and sequence works effectively.
- Coordinate with internal teams, subcontractors and suppliers.
- Manage site logistics, including deliveries, storage, and access.
- Ensure contractor activities are properly coordinated and aligned with project timelines.
- Monitor progress and ensure the project is delivered on time and within budget.
- Support the discharge of planning conditions and building control requirements.
- Ensure full compliance with health, safety, and environmental legislation (e.g. CDM Regulations).
- Conduct regular site inspections, risk assessments, and toolbox talks.
- Review and manage RAMS (Risk Assessments and Method Statements) for all subcontractors.
- Maintain accurate health and safety records and incident reports.
- Promote a strong safety culture across the site.
- Oversee statutory inspections and ensure all regulatory requirements are met.
- Monitor workmanship and materials to ensure high standards are maintained.
- Conduct snagging inspections and manage the handover process.
- Ensure compliance with building regulations and warranty provider standards (e.g. NHBC).
- Maintain quality throughout the delivery lifecycle, from start to completion.
- Lead and motivate site teams, including subcontractors and direct labour.
- Allocate tasks and monitor performance to ensure productivity and quality.
- Chair and hold regular contractor and site meetings.
- Resolve on-site issues and escalate where necessary.
- Ensure delays, disruptions, and scope changes are communicated to the Production Manager.
- Liaise with sales teams and customers during site visits and handovers.
- Ensure homes are delivered to a high standard, ready for customer move in.
- Address customer queries or concerns during the build process.
- Ensure a high level of site and sales presentation at all times.
- Manage site trades
- Maintain site records including daily diaries, progress reports, and site instructions.
- Report regularly to senior management on progress, risks, and issues.
- Manage site budgets and control costs in line with commercial constraints.
- Prepare and contribute to project plans, schedules, and audits.
- Achieve KPIs set by the company.
- Provide advice on project management and contribute to continuous improvement initiatives.

Essential
- NVQ Level 6 in Construction Site Management
- SMSTS
- First Aid at Work
- Scaffold Awareness
- Full UK Driving License

Skills and Experience:
Experience
Essential
- Previous experience in a construction or housebuilding environment.
- Short-term programming experience, supporting efficient site operations and timely task completion.
- Understanding of build processes and site operations, including snagging and final inspections.
- Experience working with customers, particularly in post-handover support or home demonstrations.
- Knowledge of health and safety standards and site protocols.
- Experience coordinating with contractors and service providers to resolve issues or complete tasks.
Desirable
- Demonstrated experience in timber frame construction and subcontractor coordination, contributing to efficient project delivery and high-quality build standards.
Skills
- Understanding of building regulations and NHBC standards.
- Knowledge of construction methods and materials.
- Ability to read and interpret architectural and engineering drawings.
